If you have lived in Paradise Valley for more than a few years, you have watched two big properties sit in various states of not-quite-ready. The old Scottsdale Plaza Resort at Scottsdale Road and Shea. The former Paradise Valley Mall across Tatum. Both are finally moving, but on staggered schedules that make the summer of 2026 unusually fluid. Restaurants your neighbors keep mentioning are not open yet. Others opened weeks ago with almost no fanfare. A few close a limited-run series before Labor Day.
This is a map of what is actually available to you in July, what flips in August, and what you should stop expecting until Q4.
The resort at Scottsdale and Shea has a new name and one restaurant
The property most PV residents still call the Scottsdale Plaza reopened in January as Kimpton Miralina Resort & Villas after a $42 million renovation by Trinity Investments and Partners Group. The first phase brought 224 redesigned guestrooms and 36 casitas, comprising the initial phase of its 404 total accommodations. For neighbors, the more useful fact is what to eat there right now: Hecho Libre, led by Chef Wes Avila, Spa Miralina, six pools, and over 50,000 square feet of event space. Avila's menu leans coastal Baja and Sonoran, which is a genuinely different register from the steak-and-Southwestern default that has defined resort dining on this stretch of road for two decades.
What is not open yet, despite the branding suggesting otherwise: the villas, the residences, the wellness annex, and the second restaurant. Hold that thought.
The PV redevelopment: eleven doors open, one big one arriving in August
Across Tatum, the former mall site now branded simply "PV" is further along than most residents realize. 11 new restaurants, breweries and markets are now open with four more coming soon to the redeveloped Paradise Valley Mall in Phoenix. That count includes the anchor tenants residents already treat as everyday stops:

Trevor's Liquor has brought new life to the former Sears Auto Center on Tatum Boulevard near Paradise Village Parkway. The 14,000-square-foot venue is, like Trevor's three other Valley locations, more than a place to pick up a six-pack. In addition to its boutique booze options, Trevor's features a full-service bar, pizzeria, golf simulator, cigar lounge and spots to hang inside and out, including a dog-friendly patio. That is the sleeper of the current lineup for residents who want somewhere unhurried on a weekday evening.
The one imminent addition worth putting on your calendar: Diners will soon be able to sample the signature shrimp cocktail from the Midwest American grill Harry & Izzy's. The Indianapolis-based restaurant group Huse Culinary is behind the steakhouse, which also features upscale American grill eats for lunch, brunch, happy hour and dinner. An expansive bar and patio are notable highlights of the new 8,300-square-foot restaurant, which will face a park that hosts live music and events. The opening is scheduled for August 2026, which makes it the summer's actual event, not a fall promise. Harry & Izzy's is the sister to St. Elmo Steak House, an Indianapolis institution since 1902, and this is the group's first location outside the Midwest.
LON's has a summer-only dinner running Thursday through Sunday
If you have been to LON's at the Hermosa Inn for the patio and the five outdoor fireplaces, you have not necessarily been to the wine cellar downstairs. That is the point of the current series. Tucked beneath LON's, the historic wine cellar becomes the setting for one of the most intimate dining experiences in Paradise Valley. It runs Thursday through Sunday, a five-course menu built around the finest seasonal ingredients, beginning with an amuse-bouche, guided by a thoughtful intermezzo, and ending with dishes that showcase the refined Southwestern flavors LON's is known for.
The window is narrow. May 14, 2026 through August 30, 2026. If you plan to try it, treat Labor Day as the hard stop rather than "sometime this fall."
Sanctuary's culinary reset is the quiet story
Sanctuary Camelback Mountain Resort & Spa did something under the radar this spring that will shape the next several seasons of dining on Mummy Mountain. The resort announced a trio of new leaders guiding its Food & Beverage program, alongside the debut of newly reimagined spring menus at its signature dining destinations, elements and Jade Bar. At the center of this evolution is Executive Chef Richard Wiggins, whose more than two decades of experience across luxury hotels and resorts bring a refined vision to the table. Wiggins most recently led culinary operations at the Arizona Biltmore, a Waldorf Astoria Resort.
The new menus lean on an expansive raw bar featuring seafood platters, tuna crudo with citrus leche de tigre, and premium sashimi selections, with vegetable-forward dishes like mushroom pasta and eggplant Milanese. Residents who wrote off elements as a special-occasion room have a reason to give it a second look this summer, particularly the bar side at Jade.
Stop expecting these things until Q4 or later
Here is where the resident's mental map most needs adjusting. Several of the openings PV neighbors are asking about are still months away.
Kimpton Miralina, Phase Two. A Paradise Valley resort will undergo the final phase of its $70 million transformation from Q4 2026 to early 2027, including the addition of Arizona's first Katsuya restaurant. The rest of that phase is 134 newly renovated Valley Villas and an onsen-inspired hotel-within-a-hotel called The Enclave. When the project is complete, the property will have 404 renovated keys, six pools, 22 indoor and outdoor event venues, the two restaurants from award-winning talents and on-property experiences. The Enclave will include a private pool complex inspired by traditional onsen rituals, including warm and hot pools, a cold plunge, sauna, and dedicated relaxation spaces designed for restoration and reflection. None of that is a July destination.
The Vig at PV. The VIG is making its way to Paradise Valley in 2026, with mid-century modern vibes, subtle nods to the town's unique history, the 1970s-era mid-century modern post-and-beam entryway, authentic adobe brick accents, and floor-to-ceiling windows that seamlessly bring the desert landscape into the dining area. Chef Jeremy Pacheco is running the menu. This is a fall arrival, not a summer one.
Cala. Cala, an upscale Mediterranean eatery from the hospitality group Clive Collective, first opened inside Senna House Hotel Scottsdale in 2022. Its 6,500-square-foot second location at PV is anticipated to open in 2026 just west of Blanco Reserva Cocina + Cantina.
Too Sweet Cakes. The bakery's "claim to fame" is its cronuts, which take three days to make and have 100 layers of pastry. The 1,700-square-foot bakery will feature a walk-up window for coffee. Inside, guests will be able to watch the team decorate cakes while they order pastries, breakfast sandwiches and other bites.
Life Time. Construction on a 100,000-square-foot Life Time gym is underway. The upscale athletic club, which will feature a rooftop pool, is expected to open in 2026 and Red said Life Time has indicated the interest in this site is higher than most of its new locations.
2027 arrivals already announced. Culinary Gangster and Obon will join PV in 2027. Both are worth knowing about now because leases at that scale tend to reshape which side of the park becomes the evening anchor.
The thesis, in one paragraph
The PV neighborhood dining map has been a slow-motion story for three years, and residents have learned to shrug at press releases. This summer breaks that pattern in exactly one way: August is the month things stop being renderings. Harry & Izzy's opens. LON's wine cellar series closes on August 30. Sanctuary's spring menu settles into its summer form under a new chef. Everything else worth caring about, from Katsuya to Cala to The Vig to Life Time to the Miralina villas, is Q4 or 2027. Plan accordingly.
